The biggest difference about housing between in Austria and in Japan is how they offer accomodation. There are apartments that everything is already furnished and ready to live which is quite usual in Japan though, but many are not. People can do almost anything to change the apartment, paint the walls, put wooden board, drill holes and etc, and of course buy and build up kitchen. In Japan contrarily, it is usually not allowed to change anything; paint, nor even nails on the wall! And they have to restore everything as it used to be when they move to another. There is a contract period, when people want to stop the contract and officially singed up, they have to pay for the apartment for more three months. It is as same as cable TV or cellular phone contract which I first found quite strange. So when people decided to move, first thing to do is to find somebody wants to move to the apartment, so to say successor who would take over kitchen and would share the expense of kitchen or everything, and this has nothing to do with the company which maintains the apartment.

オーストリアと日本の住宅事情で一番違うのは、住宅がどういう風にして提供されるかだろう。 日本のようにすべて備え付けで住めるばかりになっているものもあるが、普通はそうではない。ここでは借りたアパートに何をしてもいい。壁の色を塗り替えたり、ウッドパネルを貼り付けたり、穴を開けたりなどなど。日本では反対に色を塗るどころか、壁に釘を打つことすらNGなところもある。ただここでも引越しの際には自分の都合で変えたものを完全に元通りの状態にして出て行かなければいけない。契約期間というのがあって、正式にアパートを引き払うことにサインをした後、さらに3ヶ月の家賃を払う必要がある。 これはケーブルテレビや携帯電話の契約でも同じで、これには最初戸惑った。それで、引越しをしようと思ったらまず自分の後にそこに住む人を見つける必要がある。そしてキッチンや他のものにかけたお金を折半するために交渉することになる。それは住宅を提供している会社とは全く関係ない。

My case, the apartment I found two years ago, there was nothing inside except bath tub, toilet, heat body of central heating in each room. There was no furniture, no kitchen and it is quite usual here which is almost impossible to imagine in Japan. The previous people just has lived for more than 20 years and the company cleaned up everything; walls, floors, new heating, bathroom and so on. So there was really nothing inside but just white walls.

2年前にこのアパートを見つけたとき、 バスタブとトイレ、それから各部屋の暖房以外何もなかった。家具も、キッチンも一切なし。日本では考えられない。前の住人が20年以上住んでいたそうで、管理会社は部屋をまっさらな状態にした。壁もフロアも、それから暖房に浴室も。だから白い壁以外は何もなかった。

When I decided to quit my contract with my apartment, I put ads with a picture on the Steyr city internet site, I got contacted by some people within a week. I showed my apartment after work, and finally a young couple that just got their second bady decided to take over my apartment. I have to negotiate the price for kitchen, beds and drawer, design board and so on.

このアパートを引き払うことを決めたとき、シュタイヤー市のホームページに写真付の広告を出して、一週間しないうちに数人から連絡をもらった。仕事が終わってから彼らにアパートを見せ、最終的には2人目の子供ができた若いカップルがこのアパートに漉してくることに決まった。キッチン、ベッドルームに家具、デザインボードなどをいくらにするか交渉することになる。

They have just bought a new wash machine and a sofa, I still have to find somebody to sell, but to find a successor is always the annoying issue; due to the color or design some people would not like to take over the kitchen or the furniture. I feel very relieved to find my successor quite quickly.

彼らは洗濯機とソファーを買ったばかりで、これはまた誰か買ってくれる人を探さなければならないが、そもそも「後継者」を探すことが一番の悩みの種。色やデザインでキッチンや家具を引き受けたがらないケースがあるから。なによりすぐに決まってほっとしている。
